How is it possible?

  Requirements:

 1.  Buy a house, with Nexgen Realty as your representative, in Orange County or Long Beach.

 2.  Sellers must be offering a commission of 2.5% or higher to the buyer's agent.  (that is standard for the industry and is rarely ever a problem)

 3.  You will receive your credit at close of escrow towards your closing costs* or if you are an all cash buyer, you will simply receive cash back at closing.

*Please check with your lender for restrictions on what are "allowable" closing costs to receive a credit for.  You can always use it to buy down your rate, but most lenders will not let you receive money above and beyond your closing costs, if applicable.  Amount credited might be less than shown if your lender restricts it.

We will sell your house for your applicable reduced listing fee.  You can still attract buyer's agents with a 2.5% or 3% commission so you will not lose any traffic......just save money on the listing fee.  We are a full service brokerage so there will be no fall off in customer service or marketing for your property.
